现在对法官的判决有点不满意，我想着再去file 一个appeal，可是我又不确定胜算有
多大或者有没有必要，想在这里请教一下。
我们从09年底和这个agent/property manager 租房到13年中，交的security deposit
$1350, agreement上说这个钱是refundable的；搬出来之前我们打算的挺干净，但是忘
记让agent做walk-thru inspection了，她也没提醒我们。一个月后我们在外州的新址
收到她通过公司名义寄来的refund statement；罗列了各种cost，没有附上invoice/
receipt，总计$1400多。我当时很气愤，给各位挑出来几个看看：

husband and my father. took us about 8 hours total.
you need box cutter to cut carpet into smaller pieces, ropes to tie carpet
together, a plier to take out the staples, and a pry-bar and a hammer to pry
the tack boards. do wear gloves when you do this.
we didn't remove all tack boards since we plan on putting new carpet in some
areas. |

I have not seen too many house with the color and type of the carpet I would
like to live in myself. (most are just cheap builder grade or one grade
better carpet)
If you use good carpet, you can move in right away, cheaply glued together
new carpet will release VOC for a while. So open window if weather allows or
use a mechanical air exchange if too cold right now. |

room. Currently, just normal wearing and tearing.

地毯店选是最方便的了.网上照片看不出个啥,所以问Georgia Carpet Industries 要
sample基本上也就是浪费时间.我们是先到local carpet store选好了地毯,并让他们估
了价.然后就同样的地毯(same brand, same style, same color, anyway, exactly
the same carpet)问了多家local的地毯店.他们compete出来的最低价格还是要比自己
网上买找人装贵不少.象我们只换楼上地毯(用我们选定的地毯),local的店砍到$5k再也
砍不下去了.自己买地毯,结果工人们多量出来一些,顺带工人们工资也相比实际面积多
付了近20%.尽管如此,所有开销一起我们也就花了$3900. |

fee if your are not able to provide an invoice from a commercial carpet
cleaning company. And I think the carpet is damaged, so it is understandable
that the carpet in the living room needs to be replace. sure you can
negotiate the price with the landlord.

If one uses the frequency it cleans hardwood floor to clean the carpet, the
carpet will be clean as well (with vacuum and steam clean).
Don't forget, no matter hardwood floor or carpet, the overall dirt amount
should be about the same giving the same life style, etc. |

1. lift the wet carpets, remove the soaked padding underneath;
2. rent blowers from HomeDepot and blow the wet carpet until dry;
3. place new carpet padding
4. put carpet back
I tried renting a rug doctor to suck water before step 1, but found it very
hard to suck all water from paddings, so replace is better. you can buy it
from HomeDepot.

刚搬进去时铺了健身房用的垫子, 请super看过, 说可以。结果被楼下投诉噪音（其实

现什么,他也只看到冰箱顶上有点油,某些地方有灰尘. 结果今天来信说扣了大部分押金
. 其实和他关系之前都过得去，因为我们房租也都及时。
之前一次和他简单email交流过押金问题，当时提醒他，Normal wear and tear 就是正
常损耗不能算。住了一年，不可能一点损耗都没有。而前签合同时，都说过这些问题，
对方说只要是正常损耗都没问题。所以前天邮件就提醒对方，如果这也要算，那我们就
只能court上调解。
今天的来信看来，写得还挺正规，看来对方坚持要扣，看了下清单，有点过分，在我看
来都是正常损耗被夸大。比如地毯，我爱人地毯过敏，我铺了foam被他见过可能，他就
说由于我铺过foam，地毯皱了. 炉头哪有不磨损？那个墙纸到底怎么回事，我都不知道
，我们那天也没看到，每个都算上几百块。。
看完直接回信给他，我们walk though 的时候结论就是没有什么问题，现在这些问题，
属于extra work，为了迎接下面的住客，包括deep cleaning 都是房东应该承担的责任

replacement – $24。加起来大概395美元。
我是同意其中的（1）和（4）的，因为我搬走没时间去清洁，也不想清洁，所以他们要
做个彻底清洁的；而（4）的意思是厨房的炉子上的那4个炉头下面的铁的垫，要换新的
，才$24美元，可以接受。
但是我基本上不认为他们需要把整个套间重新刷一次（full painting），也不需要把

If you plan to move/sell or rent out, than go with kanga back carpet, no
need to buy padding, just lay it flat, no need to strech for normal size

发帖数: 877 | 34 几天前刚搬过来。感觉有味道，是地毯的原因。我们掀开地毯看了里面的padding好像
是用一些次品废品压缩做的海绵，有味道。不知道对身体有没有害。反正我这两天开始
有点咳嗽，不知道跟地毯有没有关系。
去找了manager，他们说padding和carpet是有牌子的，已经发信给买carpet的人了。他
们说新地毯都有味道，开窗几天就行了。我们都开了10多天了，味道还是在。上网查了
一下，新的carpet应该72小时味道就没了。但我靠近闻padding的味道，那种味道开窗
应该很难去掉。
我想让他们直接把padding和carpet换掉，虽然他们使用的是有牌子的产品，但影响到
我的健康了。请问他们如果坚持不换的话，法律上能告他们吗？ |

这个ratio的问题呢， 可能不是那么大。
加州今年cut budget。 K班上是一个老师30个学生。 但是呢每天都有家长volunteer，
杂事什么的都由家长干了， 老师还是能专心到学生身上的。所以我觉得还好。
老师是最重要的我是有深刻的体会了。 我们儿子丁丁属于特别皮的那种小孩。
K的上半年属于一天罚站好几次的那种， 经常几个小哥们一块罚站，戏称“站友”。
下半年据老师说：好多了， 一天顶多只站一回了。。。
我们这个老师特别好， 非常的有经验， 而且很了解各种各样小孩子的behavior，
不会轻易的给孩子label
丁丁有一个特别喜欢challenge authority的习惯。 老师跟我说： 上课的时候，
老师说： 孩子们，大家坐到carpet上来。靠里面一点。
大多数小孩呢就会乖乖的座到carpet上去。 而丁丁呢，
就一定会做到carpet的最最边上，趁老师不注意的时候，挪到carpet的外边去。
然后观察老师的反应， 典型的喜欢challenge authority的行为。我知道好些老师是没
法容忍这个的。

原来一直打算就在现在的幼儿园接着上K的，上星期五本来都把报名表交上去了。结果
后来又改了主意，在另一个学校报了名。
现在的幼儿园优点是，老师素质高，这是我们这里一个大学幼教专业附属的幼儿园，老
师基本上都有幼教专业的学位，所有老师都是正式编制，没有高中生打工。教室很大，
playground也很大，后山还开辟出一个小山坡来让孩子explore。但是假稍微多一点，
不管饭，所以对家长来说不算方便。他们的K program据说基本上是幼儿园的一个延伸
，小朋友玩得很高兴不过不教啥东西。
另外一个幼儿园就在我公司旁边，接送特别方便（10分钟vs一分钟还顺路），管饭（当
然不是啥健康食品），假少。他们的summer program我比较喜欢，学校有个游泳池，据
说暑假期间孩子天天可以去游泳。教室和playground在我眼里稍微小一点，师资也不够

a long time ago the air conditioning leaked some water into the car and the
wet carpet grew some mold. there is no more leak but the spot on the carpet
remains. my father cleaned it with a carpet cleaner the best he could. as
for there being a problem - there isnt one. This happened a over 2 years
ago and hasnt happened since |

BTW, the odyssey came with the floor mats. I did not uncover the mat and
check the floor carpet when buying it. I just found you can open the floor/
carpet in front of 2nd row seats, which I think it is normal and by design.
But I also found a cut in the carpet in front of 3rd row seats. Not sure
what this cut is for? I also see there are staples on both side of the cut. |
