还很难说。 这个题目技术性有点强， 通俗地说， Qfabric 没有遵照标准，自己也不

超过10天，就不是‘偶尔’
加州法律规定，一旦有guest居住超过30天，就不再是guest，是tenant，
1天～30天之间，可以定为subtenant，但多少天算guest，多少天算
subtenant没有规定。房子title不是你的，对方有权定合同你签字。
第一：租房合同这么写没有违反任何加州法律，合同里怎么写的，到底是10天
还是100000天，你同意签字，就生效；
第二：这么写的原因第一个是阻止你sublet，还有utility fee，还有保险
的费用，住人多了保险公司有拒保可能。出了火灾你自负责任？你住房，那个
房子就在损耗，repair的费用landlord要负担一部分，多住了人，你付多少
给房东作为repair费用？
第三：如果房屋有potential hazard例如guest来的时候被插座电击，这个
责任应该是landlord+tenant负，看情况。有个guest，每年住超过10天被
这种无法预见到的危险伤害的可能增大，那个guest又不pay rent，凭什么
landlord负责？

发帖数: 3313 | 21 在中国找中介就是被宰，那些中介都没去过美国呢，对中国客户只能道听途说，很多信
息概念都是错的。
在美国的中介一定意义上不太敢胡来，而且他们赚的是信息不对称的收益。
比如，B2来美，转学生签证，要到3个月的时候开始办理手续，因为太早了，会被移民
局认为原来旅游动机不纯，完了，又会错过开学日期或者移民局的90天处理时限。所以
时间要拿捏的刚好，而这时候找学校，找律师，都不是NEW COMER能立刻完成的，掏点
钱让中介去处理，还是值得的，会少走不少弯路。
而多数中介会与教育机构和律所有关联，甚至协议，比较简洁，尤其是转学生签证的，
没有TOEFL成绩的时候。 |

.... $500, payout needed $200x100. Too expensive for new comers ...
