经过如下（有些长，请包涵）：Mortgage去年被BOA卖给一个叫Green Tree(GT)的公司
，一直以来也相安无事，我们的payment也从来没有delay过。年底换工作（到１００多
麦的地方），所以就把房子upgrade一下，放在market上。原来的insurance（今年６月
底到期）告诉我们如果房子暂时没有人住，要换成Vacant House Policy.新的policy买
了以后（到明年一月到期），保险公司发传真把所有文件发给了GT以作证明。期间，顾
人打扫了房子，我也经常会去打扫房子，发现的问题也找contractor，handyman修理。
同时我也有专业的人去割草，清理院子，没有任何问题。直到：

mutual fund。应该参加么？有啥好处？还是说应该自己在外面建一个IRA？普通IRA和
Roth有什么区别喃？又有什么好处？
另外，其实我也不懂那个great west里面是不是就是大家说的mutual fund，我看里面
一推什么index，fund。举个例子，里面有一个叫Maxim S&P 500 Index，然后fund
operating expense是0.6%,还有叫什么goldman sachs mid cap value fund A，JP
Morgan High Yield Bond。这些都是大家说的mutual fund吧？怎么看哪个盈利喃？
另外开这个账户还要收钱，开户75，管理费50，disbursement fee 50，periodic
payment fee 50。我都不知道这后两项钱是做啥的。资金小于10万，还有0.65%的账户
管理费，觉得一年赚这些苛捐杂费都是个问题。大家的账户都要收这些钱？ |

一个是卖家要我们出6个月的HOA back assessment，听说law规定buyer最多出6个月的
，但是从来没有人跟我们谈过具体怎么分，可以negotiate吗？
另外HUD-1上这些fee要我们出：
Title Charges: Settlement or closing fee (买卖双方各一半）
CPL fee(买家1/3，卖家2/3）
Recording Processing Fee (买卖双方各一半）
Disbursement Prep Fee (买卖双方各一半）
Recording fee, deed (买家100%）
Closing Facilitator Fee (买家100%)
这些fee这么分是routine，还是negotiable的？ |

不光是签文件解释文件花时间（其实这些都很快，因为前一天收到closing package可
以提前看看，这样心中有数），当中还有title company把一些文件传回给lender，
lender确认无误后再把钱wire过来，总之title company和lender之间走了几个来回，
最后title company确认lender authorize他们disburse收到的钱之后，closing才算成
功。
当然我们的case有些复杂，有的lender可以在前一天就fund，这样closing能省很多时
间。 |

insurance不止是一个quote，上面会有lender的名字（mortgagee clause），loan
number等等。在贷款approve之前，贷款人不用把第一年的premium付给保险公司，这部
分钱在close的时候会和其它closing cost，down payment等等一起放在HUD上，到时贷
款人把这些钱一起付给escrow公司，escrow会把钱拆开disburse给保险公司。
对于coverage，一般来说dwelling coverage不能低于房子appraised value的20%,
Deductible一般不能高于贷款的1%，而且要有100% Replacement Cost Coverage.
大的保险公司都还不错，个人认为一个好的insurance agent很重要。 |
