我觉得捐款只有出自于自己本身的认知
才是一种正常的，可持续性的行为

都应该不是那种持久的捐款行为的主体
如果不是出自本身信念或者认知的驱动

很多在美大妈也是几个孩子，lg顶梁柱，看到这个事情就有代入感，
想到若是自己家也如何如何，这应该是捐款主力之一，还有他们夫妇在美国的亲朋好友
也是主力。
普通学生什么的没什么钱，看到觉得挺惨的也会捐点。
在美国的华人其实是没有根的一群人，能互相扶持点是一点，爱捐就捐，一码归一码，

example that came to my mind is that in the real estate transaction context

1。邻居说这个房子在我们六年前买之前就一直漏水，现在也会漏。这可能是个证人。

3。我们在卖房之前粉刷了，并且用CRACK FILLER填补了一些小缝。现在他们拿这个说事

我们现在也不知道该怎么半？给他修吧，等于承认我们有过错，还要很多钱，估计没有
5k下不来。不给他修吧，那就等着去法庭吧，费钱费时费力，对我们影响太大了，我们

果APR的变化超过tolerance，需要重新disclose。
其他人，其他州的做法不详。不过，disclose GFE是统一的规定。
不排除LZ所述的可能性，有些人是这样做的。但，预测市场是很难的，不锁rate，rate
涨的话loan officer就赔了。本周三也还算是一个rate比较好的日子的。 |

if a potential deal buster (e.g. murder happened in the prop), agent would
definitely disclose upfront--spell out in listing to avoid wasting time on
negotiation if it could kill a deal.
rule of thumb, "when in doubt, disclose it..." it's a good way to avoid
confusion and liability. work on seller and buyer sides.

deal结束之后？ 那disclose不disclose有啥用?
seller counter了两次了，我现在已经出道我心里价位的最高，再高就walk away了,
现在差7K, deal 估计要黄了
我的观点是既然这个agent不愿花功夫在看房的服务和咨询上，又不愿意compromise一
点commission。make me feel even worse.
想easy就要少赚点，想多赚就要卖力点。
至于换agent，一定要书面通知吗?
主要是考虑可以的花也没必要真的撕破脸 |

查了一下当初签的文件，好像是说需要disclose债务方面的变化。现在home equity还
没有close的时候，也就是新的债务还没有出现的时候，我们需要disclose么？如果
disclose的话，refinance会有变化么？就我们的收入而言，加上home equity的
payment也不会超过28%。 |
