那房子的appraisal是多少？
好象保险都有一个基本的dwelling cost，replacement cap一般都是125%，我的印象是
最后cover的是两个的乘积，你说的675k是单指dwelling cost还是乘以cap?
当时问保险的时候，记得两个的乘积大于购买价格或者银行估价就可以了。不过印象当
中，如果降低dwelling cost，交费好象差别不大。 |

dwelling price比买价高，是正常的，很多人都这么买，但正常不代表合理。dwelling
price应该等于重新建造该房子的价格，不含地价，所以往往比买价低不少。很多人在
买保险的时候直接把dwelling price填成房价，也就是把土地也给保险了，这等于给保
险公司白白送钱。 |

1. 考古了一下，发现很多人说dwelling的数额一定要大于loan的数额。可是我的loan
有50多万，问了几家dwelling的数字虽然不一样，但是都是30多万，差的太多了吧？
2. 有人说各家公司最后赔付额不一样，有的可以配到dwelling数额的120%，有的能到
150%。这个信息哪儿有？谁能给说一下常见的几家比如Farmers, AllState, AAA等都是

3. deductible是对所有东西的，还是只是针对房屋重建的？比如deductible 2500的话
，如果personal property被盗价值小于2500是不是就没得赔了？考古发现有人

我自己跑去网上quote了别的几家保险，突然发现f家最便宜，于是打算换去f家。
f家的网站系统其实做得很精良，槽点不多，唯独不可以直接购买这点比较恶
心，一定要要通过agent去买，他们网站系统quote的价格你点了下一步之后，就会直接
给你分配到一个随机的agent去，让我耐心等agent联系。
不知道是不是我平时工作受其他族裔打压太多，所以我希望找华人agent，
倒不是我只会说中文，而是觉得有钱应该让自己人赚。
f家的网站还允许我自己指定agent，于是我就以language为filter，搜到我家
附近以下几个agent：
1、华女A目测是台湾人，外F ，给我发来的新quote的价格是我自己quote的价格的130
%，吓我一跳，我回邮件问了一下为啥会有这个差异，附上我自己quote的item list，
就没有理我，我还多reply了一次生怕她没有收到我上一封问讯的邮件，结果还是没有

1，trespassing + felony就可以开枪，甚至不需要是break in。
When you’re defending yourself or someone else, or stopping that “trespass
on or criminal interference with” other property, deadly force is also OK
to prevent “the commission of a forcible felony.”
2，break in 就能开枪。只要是暴力进入的就可以开枪。

气长度越短 导气管里压力就高，枪机受到的推力就高， 对机匣， 枪机等零件的损耗

16寸枪管应该是mid length导气
14.5寸枪管才应该是carbine length
16配carbine length gas = over gas
从dwell time(弹头在枪管里前进时， 从导气孔走到枪口这段时间）上来分析， 20"
rifle gas是AR15最初， 最标准也是最稳定的配置， dwell time是0.184 ms
16" mid length gas也是0.181 ms, 非常理想的dwell time.
14.5" carbine是0.206 ms, 没差太多

英国人认不认识汉语？不认识！
那么英国人在学英语单词的时候需不需要记住单词的汉语意思？不需要，英国人的英语
课本里根本就没有汉字，何谈记住单词的汉语意思？
那么既然英国人学英语不需要记住(甚至根本就见不到)单词的汉语意思，那么中国人学
英语为什么要去记住单词的汉语意思呢？这种做法大家不觉得奇怪吗？
然而由于中国人学英语时都在背单词的汉语意思，因此大家反而觉不出“背汉字”有什
么奇怪的了。
其实仔细想一想，这个行为真的很奇怪，奇怪的根源不在于行为本身，而在于中国人普
遍不会直接识别英语单词的意思，因而只好靠汉语符号来机械地帮助记忆英语单词的意
思，这样去学英语不仅多此一举，而且必然会陷入苦海无边的符号记忆灾难中。
其实英语单词和汉字一样，存在着很多的“偏旁部首”，知道了偏旁部首你就可以根据
它们直接来猜测单词的意思，虽不说百分之百猜准，但起码可以猜测个大概，至少在别
人告诉过你单词的意思后你可以恍然大悟地领会它，这样就可以大大增强你对英语单词
“见字识意”的能力，做到真正认识一个单词，而把它的汉语意思仅做为一般参考。

昨天找的一个agent，quote的房屋保险：
Allstate
Dwell $261,800
Personal Property: $157,080
Liability: $300,000
还有些小项。
deductible 1%
总共premium ~$1200/year （已经带了车保险的discount)
几个小问题：Dwell $261,800价格略小于房屋售价。这个是正常的吧(因为地价应该不
需要保）。Personal Property需要这么高嘛？第一次买房，房里第一年内应该不会有
到$157,080的东西。 |

发帖数: 676 | 45 在南加州的房灾区买房，市场价格从两年前的巅峰跌了大约50%。
目前我买的房子在 COUNTY 的记录里面总估价$39万, 其中包括地价 7万。净房价32万
左右。
小区的在售房价跟COUNTY的估价接近。
现在买 HOMEOWNER INSURANCE，保险公司输入基本房屋信息以后，DWELLING 的
COVERAGE 都自动QUOTE在60万左右。高出COUNTY 评估的1倍！！ 问了两家保险公司都
差不多。 解释说是房子的 REBULIT 的成本就得要这么多，不管市场成交价和COUNTY评
估价格是多少。 这样的话保险费就贵了不少。
另外，向 LIBERTY MUTUAL 要QUOTE， 对方说你自己随便报一个 DWELLING COVERAGE就
按你说的AMOUNT给保险。 这个似乎太不严谨了？ 真要是到 CLAIM 的时候是不是有问

我的Dwelling Ｐｒｉｃｅ比我买的价格都高。 ＮＮＤ，是不是保险公司都这么干啊？

Dwelling Price是除掉了地皮价格的，对于single family house来讲，dwelling
price一般比买的价格低很多。

发帖数: 921 | 49 版上应该有不少人用AAA的home insurance吧,有个问题：
在他家网上作quote的时候，有一项Limited Home Replacement Cost (HO-28），150%
of Dwelling Limity和150% of Other Structures。这个好像在别的保险公司没见过。
如果它能cover到150%的话，是不是我就可以把dwelling coverage降到实际房价以下？
例如：房价300K, 我只要求cover 200K,因为有了HO-28那一项，我实际就可以得到200K
*150%=300K。
请用过AAA的讲一讲。 |
