我当然知道fannie mae是干什么的。
fannie mae从银行买来贷款,如果被抵押的房产foreclose,那么房子归fannie mae所
有而不是原来的贷款银行。
这个房子就是这种情况。
总之as is的房子,卖方有可能作一些手脚掩盖问题后再放到市场上卖。
可笑的还有,我们inspection之后找人来看看地下室有没有长霉,我们到的时候一个
fannie mae派来的painter正好在里面。我们问他做什么。他说touch up。我们进去以
后发现他正在油漆地下室墙上一处水渍。这个水渍正是前一天我们告诉fannie mae地下
室进水的证据。

赫赫,昨天和大伙聊了这租房的事情,晚上回家rental manager
就告诉我们,又有一家人who lost their house 想租我们的房子。
这家人更离谱,只有老妈一个人工作,也是一堆孩子。虽然两个大孩
子都工作了,但是,这两个大孩子收入都不高,一个欠了无数的student
loan,一个欠了无数的auto loan 和 credit card.
他们lost掉的那个房子,1985年7万块买的,刚刚被银行37万foreclose掉。
这就是说,他们equity了37万出来,欠银行37万的贷款。
我算了算,37万,就算利息很高的时候6%refi的,每月是2200块
的mortgage。这他们都不愿意付,居然信誓旦旦要租我家每月
2300的房子,还说要签两年的lease?我看那,头两个月付了
租金,就会开始用对付银行的手段来对付我们了。
后来我们对rental manager说,这种情况,就直接帮我们过滤掉吧。

where is the link for the first info? The house price has been up from
bottom for about a year, but you say 1/3 mortgage holders owe more than the
house is worth. Isn't that a little ridiculous? I'm sure most of these
holders have stopped paying mortgage a year ago (because the house price was
even lower at that time), so what is preventing banks from foreclosing
these houses? Remember you're talking about 1/3 mortgage holders. That
almost mean 1/3 home owners.

It's a trick, when the house is on short sale, they can stay in free. Most
courts would not allow the bank to foreclose as long as the owners are doing
something, or anything.

No way. 银行不愿foreclosure in today's market,银行哪有人力foreclose,take
care of foreclosure properties。Just look at the "shadow inventory" on the
market.

Same thing happened to me too. I was buying a foreclosed house and pre-
approved by Manga Bank, which was recommended by my agent ( I was told later
that Crye-Leike owns Manga Bank). She threatened me in the same way: you
gonna lose the house if you switch.
The determining factor is if changing bank, can you get the load approved
before the closing date? If yes go for it. That is what my lawyer told me. I
hesitated and lost sometime so I ended up staying with Manga Bank. And I
never talked to m

My suggestion is that you should still look for other opportunities.
Noboday knows how long it will take. One time my offer got accepted by all
parties. And the buyers' info is already in title. Then suddenly bank
changed mind and did another BPO and raise the the price 20K. The sellers
are devastated. Finally the bank foreclosed the property instead of short
sale.
I had another one in bank and the listing agent said it will probably take 3
days. Right now 3 weeks passed and still nothing from t

有的agent不喜欢卖foreclosed房子,我估计是:
1。利润低。房子便宜,利润就少。有的合同上写明了buyer agent commision 才1.5-2
%.当然,hud卖的commision>3%
2. 成交率低。中标到close才2-3周。很多人贷款都来不及。要不就是inspection有大
问题。反正交易容易靠吹,agent工作量加大,成本上升。
3。房子情况一般都有问题。当时看不出,以后有了问题自然迁怒于buyer agent.没点
经验谁接这活。

It is very complicated to explain.....but it basically means that the
deed, which denotes ownership or who owns the property, has not been
recorded at the Franklin County Auditors office. Once a house changes
hands, the transaction has to be legally recorded at the Franklin Cnty
Auditors department. Then it becomes part of the legal ownership of the
property.
This property, the deed has not been recorded at the auditors dept. yet.

大多数short-sale想foreclose前卖掉,再加通常不修东西
甚至有破坏,会比市场价低。
我们这要价低的基本上全是short-sale或foreclosure。

看到一个房子LOCATION、价格、布局都不错,不过一查TOWN记录,前两任房主都
FORECLOSED,现卖家是以近半价从REAL ESTATE COMPANY 买到并迅速整修一番在卖。这
房是1942年建的,总共10次转手。因在好区,看房的很多,并且第二天就有OFFER了。
记录显示:房子在04年8月FORECLOSURE第一次,此后06年5月被人买下09年7月在此人手
上FORECLOSURE第二次,今年2月现卖家才投资便宜买下。
我看房发现FURNACE等的保养日期都是04年的,虽然看起来EVERYTHING IS WORKING,总
担心会有隐患INSPECTER发现不了,不然怎么转手这么多次。
希望有大侠给指点一下....

嗯嗯,不希望投资是亏本的。
我家自住房是brand new的。但是投资房就想买那种foreclose的,然后找人整理整理
就能抬高价钱卖出去的。
或者投资房我就付个首付,放租出去用人家的rent给我cover mortgage,最后再把
房子给卖了。。
但是,不住在当地,不知道该怎么盯当地的房市,又不认识那里的人,到底是不大方便。:(

刚刚开始琢磨买房子这件事,有很多不明白的请大家指教。
1,我看一些房子买卖记录比较诡异,比如2010年3月刚花10万买到手的房子,就在四月
以18万的标价开始出售;还有也是2010年3月刚花13万买的,四月就以11万出售,很让
人不解。谁能解释一下啊!
2,有很多名词不太懂,什么short sale,closing,foreclose.都是什么意思啊!
3,求一份买过房的人的买房流程计划书。(比如首先如何定目标,其次怎么去看房子
,再如何出价,最后如何签合同)
总之我对买房是毫无概念和经验了,请大家勿笑话我哦!

It is a short sale, so the seller doesn't care about the selling price. As
long as the bank can approve the sale, everyone would be happy.
The key part is all cash and no contigency. In addition, I have a good
record with this agent as all of the short sales I had delt with her settled
smoothly.
So, she would rather accept a lower offer and settle it, instead of get a
higher offer and foreclose it when the buyer walk away.

你说了04年都在水下,那么如果人家03年有了孩子,到现在你看也不应该买房子,一直
租house么?我有美国同事这样,也是他倒霉,租了房子碰上房东foreclose,还没通知
他,大冬天的银行就来收房子了,一家人临时去住hotel,东西放storage那里。租的房
子你会买好家具么?会买画么?会/房东允许你在院子里架playset,种花种菜改变格局
么?
再说,大家公认了,中国人通病,没房子的没几个租house的,那孩子就在apartment里
面带到7岁,还要无限期等下去?小孩子在屋里蹦一下,楼下就敲门了,天天跟着孩子
后面,不能干这个不能跑不能跳的,累不累啊?别说住一楼,别地儿不知道,我们这一
楼都是半地下室。
孩子10岁买?再过10年,孩子18买?人家美国人孩子上大学都到卖房子的时机了,你这
图啥呢?

Mortgage title insurance is usually required by banks. But since yours is
cash offer, you definitely should not have this one. Owner's title insurance
is optional, but it is better to have one to protect your investment.
Escrow and closing fee seems OK to me. I bought bank foreclosed house too,
and the bank chose the title company as a requirement of the deal. So your
case is similar to mine and should not be very bizzar.

最近利率又低下来了,所以我又开始纠结要不要refinance,大家帮忙看看、出出主意。
我们的情况:
2年前买的房,5.75 fixed 30 years. 当时10 percent downpayment + 10 percent
heloc. 但是房子现在跌价大约10%~15%,所以需要refinance的话,必须倒贴钱降低
mortgage amount到现在估价的80%,所以可能要再出个4、5万(虽然是降低principle
,但心有不甘啊)。
另外,也不清楚现在我们这个地方房子会不会再跌很多,要是再跌,就觉得现在继续放
钱进去就像是跳进了一个无底洞,彻底摧毁了以后实在不行就foreclose房子的可能性。
大家说我们到底要不要refinance? 谢了。

The bank may or may not check in the first couple of months. Make sure you
don't ask the bank to change your mailing address.
After 6 months, even if the bank find out, it will not do anything.
But, if you foreclose the house, you will have a problem as you did not
state the correct information and purpose of your loan.

正是这样啊。正因为有这个规定,所以第一家银行在short sale上不愿给第二家太多钱
,1000-3000了不起。但是第二家银行也不愿随意就放弃。他们要尽量多从第一家那里
拿点。they play hard ball...either give them what they ask for or go to
foreclosure。第一家银行不愿foreclose因为它可能要损失钱与时间。所以short sale
就是这样微妙的拉锯战

Depends on the bank.如果人家不想跟seller玩了,short sale offer又达不到他们的
要求。或者第二家bank作梗。就不得不foreclose。
foreclosure的房价几乎一定会比我目前的高。人家bank付的那么多费用,当然要从买
家这边捞点回来。再说,到时候又会有变数,即时我们愿意出个更高的价,谁知道他们
会不会又选我们。
foreclosure的房子的condition会很差。seller可能会破坏东西。还有就是家电什么的
几乎就肯定拿不到了。所以是三输局面。

谢谢回复。我是打算自己住两年的。区还ok,主要是房价降了一半,所以很多人walk
away 就foreclosure了。加上有一次special assessment维修,一家收了 4万刀,所以
foreclosed就更多了。真的不能住买么?

The whole reason to buy short sale or bank foreclosed house is for a better
price. If you cannot get that, then forget it and proceed to the next one.

我家现在有个CONDO,还有大概10万的贷款,今年年初的时候觉得房市跌的很低了就在
一个比较喜欢的小区跟BUILDER艰难的讲价定了个房子。房子倒是不贵但是每个月的月
供加税要占到税后收入的50%了,车贷还有1年才全还清,还完车贷前可供花销的钱大概
只剩下1300左右了。还要这些钱里出水电煤气日常生活什么的,觉得很是死撑了。。。
。。现在的CONDO也卖不出去,卖了很久了,到时租不租的出去还是个问题,搞不好这
个CONDO要FORECLOSE掉才行。。。。。头疼中,大家觉得我是应该放弃ERNEST MONEY
WALK AWAY,还是说过2个月去CLOSE,然后开始死撑的生活?。。。。请大家拍砖吧。
。。另外,新房子里有位置更好,户型更好的房子原价比我这个贵的,现在居然比我这
个便宜7万都卖不出去。
