。你还不起房贷了把房子给了银行你们就两清了。你刚来美国？
再多说两句，因为是抵押贷款性质，所以银行一般要求你要有20％的首付，如果不足20
%需要购买保险。这样是在房价跌去20%的情况下银行能保本。如果是根据你个人的信用
和财力贷的款，根本不需要这些限制。
如果银行有贷款没还清，一般银行要求你要设立escrow账户，把房地产税钱每个月打进
这个账户，到了年底银行帮你付税，就是为了避免欠税被拍卖的情况。如果没有escrow
账户，只要你有mortgage，你的房子肯定有银行的lien，拍卖前银行会被通知到。银行
这时候完全可以帮你先付了欠税然后再来找你要钱或者foreclose你的房子。前面那个老
太是把房子付清了，所以没有人帮她看着，最后才被搞到那个地步。 |

有主题公园的名字和运营。
好处是万达的债务在报表上转移到了买家手中。万达实际控制权不变。房产运营收入到
买家手里转一圈然后以利息形式回到万达手里。买家万一无法还万达钱，万达可以

用担心贷款，信用卡欠账，汽油费blah,blah。不知道会不会让萧条的零售业出现一波

米国的信用卡危机现在在政府和银行双方配合下掩饰的还不错。至少除了个别的新闻又
提到，基本没有人注意。那可是1万亿以上的欠账，而且一旦损失，血本无归。不像房
贷，还有房子作抵押，操作好了还能赚一笔。1万亿的CC欠账，以前可以用equity还，
现在不可能了。基本上能有一半不default都算是好的。好像有数据说这些欠账大部分
集中在极少数人手里。也就是这些人基本不可能还的起钱。就算只有3000亿坏账，恐怕
和上万亿的房贷default相比，还要严重。毕竟房子平均赔三分之一得还不多。要知道
，到现在为止所有被foreclose的房子总值都未必有这个数。
前阵子政府已经丢进去好几千亿了。为什么资本市场流动性还是没有多少起色？按说各
