这里是中西部农村，收入房价都低，
college town，买方市场，房价多年都没有变化
inspection报告里有很多问题。在agent的建议下，我们只提了3个要求，都是报告上的
major concern和safety issue。我方agent说我们的3条建议非常合理。
1.roof（dimentinal asphalt shingles）:inspection报告里反应怀疑hail damage，
是建议全部更换。于是seller要求了2周时间联系保险公司和另外的roofer来inspect。
第一个roofer说是hail damage，然而第二个roofer说不是hail damage。由于有这个不
是hail damage的第三个报告，insurance company拒绝理赔。
发生上面事件后，seller承认几年前换siding和自己每年上去检查导致局部有损坏。但
他们不愿意按照inspection report里建议的全部更换，只愿意修部分或者给credit。

主要的顾虑是，我们这边暴风雪很大，前几年就因为hail砸坏了好多家的屋顶，大家花
了不少钱去修，所以hail damage的deductible 尤为重要
相反，我不知道，房屋其他地方是否容易坏，有没有必要100% replacement cost
我不是花不起那些钱，但是如果我上了100% replacement cost，假设400k的房子，那
么最好的hail damage 选项也得1% deductible，也就是4,000 的deductible。
但假如我只上50% replacement cost，那么如果受到hail damage，我只要交2,000的
deductible。
我感觉50% replacement cost对我可能更受惠一些
请问，我的分析有什么错误吗？ 是否100% replacement cost？ |

不能有damage. 这Hail damage 已经和inspection contingency 没关系了。
如果你所说属实的话 如果整个区域有hail, seller 必须有证明roof 没有damage. 不
是嘴上说说就可以的。现在你检查下来有damage, 无论damage 有多大，seller 都必须
修理。EM 没有你的同意，seller 应该是拿不到的。当然，没有他的同意，你也拿不回
来。你的agent应该帮你处理这件事。从法律上讲，你可以追究他法律责任：not
disclose hail damage report which caused delay of closing. 从某种意义上讲，
你还是可以强迫他修理后把房子卖给你。因为是Seller 没有disclose hail
inspection report 而由此产生的不能close on time. 你现在需要的是找你的Agent。

太贵了的， 所以一般不会修。
赶脚hail sale 车最好别买， 心里不舒服 @_@ 呵呵
而且一台车hail sale 减不了多少， 修起来都很贵的， 如果去弄哪个paintless dent
removal （PDR）的话，1个坑我记得今年中我去估价的时候是10－15快钱， 一般至少
几百， 悲剧的上千个坑呢 （俺的车）。。。 坑多的话就直接强制换part除非保险声
明会用OEM的parts，如果又找不到便宜的aftermarket的parts， 保险就会用used
parts or junk yard 的parts来修， 新车弄弄始终不太舒服捏。。。 |

保险公司的算法是正确的.
拍卖会上 hail damage的车及时能跑也会很便宜.原因就是如此,自己开着没问题,被人
撞了赔的太少.
买hail的车(没有修过) 一定要便宜.
千万不要去dealer 买所谓的hail sale的车, 那种车没便宜几块钱,而且保险公司赔过
的 没有修理.再发生任何事故 total=整车价值-赔过的款. |

成功几率看房顶的损坏程度。我当时的roofer说我的房顶损坏程度不足以100%肯定能成
功，但是值得一试，roofer还交代了打电话claim的时候要怎么应对，不要多说废话，
多说无益。
其中还有个小插曲：因为冰雹发生是2011年的事了，冰雹发生时的保险policy已经过期
，我没有和那家保险公司renew，而是换了一个保险公司。还有点担心老的保险公司说
“你的policy已经过期，我们不管”，而新的保险公司说“这个冰雹发生的时候你还没
买我们的保险呢”。后来roofer告诉我自然灾害不管policy过期没过期，发生在谁
cover的time period，谁负责。后来打电话claim的时候果然差点被忽悠。我打电话过
去说要file hail damage。电话那边说我的policy已经过期了，我说I know. I am
filing a hail damage。那边重复三四次说我的policy过期，我就说I know了三四次，
最后那边说，好吧，我给你记录一下。所以说千万不要以为过期的policy没有用就扔掉
了啊！

当地2年前有过hail storm，附近的房子因为hail比较小都没有换过屋顶（从county记
录查的）。 这座房子保险公司当时赔了$16,668，但是卖方没有修屋顶反而在卖方过程
中一再撒谎。
在Disclosure 9D 卖方选了"There is no insurance claim to the property".在电子
邮件中，卖方代理转达“The seller indicated that the hail was very small and
they assumed there was no damage so it was not addressed with their
insurance company at all.”
刚刚我们在买保险时查出来卖方保险公司当时赔了钱的。请有经验的同学和代理说说，
这种情况我们该怎么办？直接取消合同？还是有什么办法让卖方把这笔钱（加上

这个房子是2006年建的，因为market开始变差，所以builder就没有卖，一直出租这个
房子，今年market变好才开始卖，有点担心出租的房子没有被好maintain，今天
inspection结果大概如下：
good side：
一年新roof，
crawl basement比较dry，整体还行，
foundation没什么问题，
inspector说没有什么major问题，
问题：
0: crawl basement里面有一点wall moisture ，fungus，
1: new roof在一个接口处不太平，不知道会不会有问题，要请人看那个不平的地方，
2: 外墙是木头的，不过有一些接口处都松动了，需要seal the joint,
3: 后面的gutter被hail伤害的很多，要全换掉，
4: master bedroom门后面的接近地面的木头有water damage， bedroom房顶有leakage
痕迹，厨房屋顶（感觉在二楼的一个bathroom正下方）也有leakage的痕迹，

lesson learnt:
never rent a car from enterprise.. my case is not an isolated case.. many
others had the similar experience with enterprise.
on safe side, use amex instead of visa when rent a car.. both could be
primary coverage.. but coverage by visa is more limited...

来修，人家说查了没问题，就没纠缠这个事，但是确实有比较严重的HAIL DAMAGE。

湾事件”的现场还原与思考》的文章，指责上月底哈佛大学模拟联合国（简称哈佛模联
）活动主办方拒绝纠正将台湾列为主权国家的“错误”，并把中国学生代表逐出开会酒
店。
文章作者、西北工业大学外国语学院学生邓冰玉写道，“现在的我，已经在距离波
士顿一百多公里的酒店床上整理这些天的心情，在打下这些字的时候，我依旧能感到热
血蹭蹭地往头上涌。”根据邓冰玉的描述，事件的起因是主办方在会议手册
International participants by country（按国家划分的国际与会者）部分把台湾列
入。这引发了中国代表团人员的不满和抗议，要求主办方发表正式书面声明，承认错误
、重新引发手册将Country（国家）改为Country and Region（国家与地区），并将错
误手册收回。2015哈佛模联秘书长露丝·卡根(Ruth Kagan)以电子邮件形式回应中方，
称将台湾列为国家并非大会的政治声明，也不代表哈佛国际关系理事会的看法。这一声
明显然未能满足中方要求，并最终导致冲突升级。
