Homebuyers: If you're getting ready to buy a home, not only are there some
great steals in the market right now, but the government will help you
afford the home of your dreams with a new expanded version of the homebuyer
credit.
While you used to be able to receive up to $8,000 in credit only if you
bought your first house in 2009, the law has been expanded to include any

First-time homebuyer的定义一般来说是过去三年内没有拥有过物业(condo或SFH都算
)。
第二个问题应该是可行的。具体问一下lender。每一个first-time homebuyer的
program有不同的要求,收入上限,available funds,owner occupied (包括以后不
能出租),还有resale restrictions.

There are two different reasons for bookkeeping, one is for tax purposes,
and one is for actually knowing where you stand and if you are meeting the
goals and budgets you have set...in order to make changes, or do future
planning. This does not mean you keep two sets of bookkeeping records, it
just means you extract different information from them.

be a big bonus for you in the economic stimulus bill that's now before
Congress.
The Senate's version of the plan sweetened the $7,500 homebuyer tax credit
provision proposed by the House, doubling it to $15,000 or 10% of the home's
purchase price (whichever is lower). What's more, the credit applies to all

Even after you meet the five-year test, only certain types of distributions

比如seller的property tax是5000
等我买了以后,因为成交价低,所以只有1000
buyer agent和我说,在closing fee里面我需要把09年5000剩余的property tax交掉。
以后就是按照1000的收。
那09年的tax具体是从几月份到几月份啊?

不是extension本身。而是有人在质疑这个tax credit是不是得不偿失。
现在的数据是大概有1.5M买房者申请了这个credit。但是政府发现其中有超过11万的
cases可能有欺诈行为。冻结了refund程序,并进行调查(frozen more than 110,000
refunds pending civil or criminal examinations)。
其中有1.9万人甚至还没有买房子就已经申请了。另外有7.4万人被怀疑不是第一次买房
者。还有一经发现的580个人不是成年。甚至有4岁的儿童申请credit.
根据NAR(一贯以扭曲数据制造有利realtor的消息著称,其首席分析师更是业界著名小

it's bad news for buyers. Especially for first time buyers. Only sellers get
awarded.
That means you need to pay much more than 8k to buy a house if the price is
not manipulated by this tax credit.
Literally to say, each $ of tax cost you around 5$ + tax credit paid by you
to the seller.

真是把我气坏了。其实只有First Buyer延,或延到明年底,或是干脆不延,都能接受
。结果最坏的情况发生了。
我相信不少银行和Seller都撑着,今年底明年初把房子掖着或撑着不降价。等到明年3
月再High一波。到7月,正是买房的季节,也降不了。到10月,美国经济好转,房子也
降不了。就算经济没有好转,O8印这么多钞票的效果也该出来了,房价也跟着油价,食
品价当然还有Food Stamp钱一起涨上去了。
我本来还想石油国威胁和美元脱钩,国会会收敛一点,结果他们完全不怕,照用钱。算
了,要真我预测对了,我也不买房子了。买成黄金囤起来。
