发帖数: 131 | 1 一楼ceiling靠近一sprinkler（灭火器），有一处漏水，plumber 开了sheetrock。
sheetrock很湿（有点soak），木头是湿的， 上面钉子生锈。但是plumber没有发现任
何plumbing 的问题。 漏水处上面的房间是laundry room，但漏水处直接上方不是
washer/dryer，而是closet。 laundry room 很干，没有任何有水的痕迹。现在成了
mystery。不同知道水从哪来。
请问这可能是什么问题？ 谁能查处问题（inspector？）？

加入含多个人喜欢的因素，可也不能完全不考虑resale。resale好的房子，layout 都
是经过很多人的实践，你现在不觉的重要，等过一二年，意识到就太晚了。
我家庭人员和你类似，就我10多年住房经验，大直说几条，很多
上面有人都说过。
1。living room 需要有出口。只有一个门的设计是60 年代的。
2。dining意room 需要和family room 分开。我以前的老房子是你这种，不方便，（也
是60 年的设计）
3。没有breakfast area？ 这时全家利用率最高的地方。新建的房子没有这个，太亏了。
4。mudroom 要有closet， 可以和谐laundry room并为一间，或把laundry 放到地下室。
5。 如果能设计的卫生间有第二个门通老人房间。可以把bathtub 改成shower， 或老
人似坐浴。
6。dressing room 在于卫生间里面。先不说不方便，那种衣服还要吗？如果怕车库上
太冷，得问问专家。多加点insulation 不行吗？ 这种layout， 别说你以后不会喜欢
， 绝对是否deal killer。 |

共同点：
都是新盖的房子
中学，高中一样， A距离这两学校稍近。
离我们上班的地方距离差不多
大小差不多，Ａ总面积稍大。
A：两层，有driveway，是较新的社区，但比B的社区成熟，离小学很近，走路可到，总
价比B贵13%。另外laundry里有水池，会比较方便。附近有一个shopping center。
B：三层，比A多一个loft在第三层，可以做书房。但是因为多出来第三层，所以副卧室
们比Ａ稍小。没有driveway，新社区，要建一个离的很近的新小学，但是走路去的话要
穿过一条大马路。房子后面就是reserved山地，不会再建更多房子。laundry里没有水
池。附近要新建一个shopping center。
不论价格的话，更喜欢Ａ的结构，location Ａ稍好，不过考虑到未来规划发展，似乎
Ｂ会赶上？
现在Ａ那边卖的比Ｂ火，涨价长了好几次，现在感觉Ａ有点ｏｖｅｒｐｒｉｃｅｄ，Ｂ
似乎升值潜力较大。但是从市场来看，大家都倾向Ａ是不是也是有道理的？结构上Ｂ的
三层有很大劣势吗？没有ｄｒｉｖｅｗａｙ的话影响有多大，从平时生活便利和以后卖... 阅读全帖 |

因为laundry closet比较小，现在想两个选择
1. LG compact washer + LG compact dryer
WM1377HW + DLEC855W
2. LG compact WASHER/DRYER COMBOS
WM3455HW or WM3477HS
如果LG不选的话，Bosch也行
因为还不知道laundry closet有没有240V供电, 所以更倾向于买一体机算了
不知道有谁用过效果如何? |

B $ 251,000，3个bed2个bath, 1700sf, $145/sf, 租$1700;一层
两个房离得不远，都是较好学区，都是全新 Renovated，现金流都是差不多$500/month
，房价每年涨.
A 的优点：超级Deal, 这个价位一般只能买到 2200SF.
缺点：Heater 在 Laundry room, 还挺大；带出另一个问题，Laundry room 在一楼，
车库边，不方便,卧室都在二楼；
B 的优点：投资房这个价位应该更合理，回报比A高，而且是小区里的中价位房，A属于
小区里较高价位；不过这两个房子所在的小区周围的区都是40万以上
缺点：不是Deal, 应该还有点小贵，但是市场上没房子啊！ |

旅游，洗衣服是最头疼的，连好多大城市里面都只有干洗店没有投币Laundry，一家四
口人三四天下来的一包衣服，去一次干洗店的价钱就是一两百（连小娃的袜子，内裤都
是近￥10一件），跟高档酒店类似。如果当地没有认识的人去人家家里洗，那一个礼拜
堆起来的一大包衣服就是极限了， 这也是在中国出门游玩的天数的瓶颈 |

宝宝知道给妈妈拿鞋了。”我接过来，他一看，更高兴了，拉着我的手走到laundry
room通车库的门口，指指门，这下我明白了，想出门呢。大概是注意到我进门就换拖鞋
，摆在门口的鞋是出门用的，所以觉得我一穿那鞋，就是要出门了。还不到13个月的宝
宝，是怎么琢磨出这个逻辑关系的？
我故意假装没明白他的意思，站着不动。这下他可急了，又是拉我的手，又是使劲推那
扇门。那可是我们家最重的一扇门，当然推不开啊，就拿小手拍啊拍啊，然后看着我啊
啊叫。好了，别逗他了。我穿上鞋，过去把门拉开，宝宝一下子就笑得春花烂漫了，高
高兴兴地走了出去，外面真是微风徐徐，花香鸟语，难怪宝宝不愿意在这么好的日子留
在家里。我们俩高兴地在外面溜达了一大圈才回家。
宝宝终于开始知道表达自己的意愿了，而且深深地明白，“欲取之，必先与之”。把鞋
都拿到你脚下了，谁还能拒绝他小小的出门的愿望呢。 |

请钟点工，送小孩回国半年，或者离婚这些都有讨论过了，请大家不需要再讨论了。
我就是想请教一下在美国中国人的家庭的家务模式都是大概怎么分配的。
当然我父母上一辈都是双职工，但是女方做了绝大多数的家务的，所以我父母和他父母
