In DFW area, Chinese mortgage agent all give the rate as today, 3.625% for
15 yrs fixed (for purchase),
American agents, some have 3.875%, some are 3.75%.
It is quite some difference, any disadvantage doing with Chinese agents?

you sure premier account 's rate is lower? Is the closing cost higher then?

Usually if the mortgage rate is low, the closing cost is relatively high to
balance out. You either pay upfront through closing cost or pay through the
monthly mortgage.

1、你可以和多个lender或mortgage broker谈。只要提供你所需贷款的基本情况,所有
的lender和broker都可以给你报价。只要不交loan application,就不会有inquiry to
your credit report,就不会影响你的credit score;
2、你可找多个lender或mortgage broker要当前的利率及GFE(Good Faith Estimate)
,然后比较各个offer之间的差别;
3、除了比较利率和各项费用(即closing cost),还要留心各家的服务质量和口碑。
要尽量找能为你的利益着想的、想方设法为你提供有创造性的方案的lender或broker。
这一点其实是最重要的。

自己更新一下:
Mortgage Broker说她查的是Mortgage Credit,和一般查到的不一样。打电话问
Experian, 明确被告知每个Credit Bureau对每个人只可能有一个score, 无论是何人
去查。

我对mortgage利息抵税的问题稀里糊涂,请教一下我这个算对不对?比如说:每年的
Mortgage除去principal后的利息总共$10,000。在退税的时候,1)税前收入其中的$20
,000是免税的,如果说税后大概是税前的70%,你可以因此得到$10,000X30%=$3,000退
税;2)在退税的时候你能得到纯净的$10,000?哪种算法对?或者都不对?谢谢指点啊

我只知道down pay低于20%,要买mortgage insurance,但不知道这个跟LZ说的ins是不
是一件事情。
如果说mortgage insurance,是有客人买的,每月多个百八十块钱,省得一开始多投入
一两万。其中有手头儿紧的,也有,有钱也不往房子里放的。

刚听说这个rule,从四月一日起,broker再不能因为向顾客兜售更高的rate来获取更高
的kickback了。
不过据说broker association正在上诉
真生效了估计以后贷款就省心了,现在法律broker那就是个黑盒子,顾客完全是羔羊任
人宰割,看谁运气好遇到个稍微好心的少宰割点?
不知道板上作mortgage的受到影响大不?

What's your loan amount? Did you try to get 2 loans? It will be better than
only loan.You don't need to pay mortgage insurance, and the overall payment
will lower than your current option. You can ask your loan originator to
discuss about it.

对于mortgage ins没有具体算过,一般我们都是申请monthly pay的。听LZ这么一说,
改天碰到loan,俺得好好算一下。
LZ的算法应该没错。
今天锁的话,5%还行吧,adjustment有多少,要看credit score等了。

If your H1B visa is expired within 6 months, you will need a letter or proof
that you have filed extension.
Some underwriters may give the I-797 holders without a true H1-B Visa
problems. When I worked in Wells Fargo Home Mortgage as a mortgage
consultant, sometimes, I had to "fight" to get the loans approved. I didn't
have problem for loans underwritten in NJ.
Maybe there is not too many immigrants in your state.
Change a lender, you should not have problem.

我们在纽约,之前联系wells fargo找mortgage,那个consultant说不用办pre-
approval,我们的case肯定能贷到,而且做pre-approval要credit check,会减低
credit score,所以就没办。
最近看中了一个co-op,seller同意我们的价钱了,已经快要签合同了,但是我们找
mortgage稍微拖了一下,而且seller对我们的visa状态能否贷到款有疑问,可能觉得我
们贷款可能有问题,现在决定不跟我们进行下去了。
所以我想问一下,大家都先办pre-approval再找房子吗?pre-approval的credibility
对seller来说很重要吗?

现在是帮我办mortgage的代理给我出了封据信,代理说反正没有必要往银行送了。不是
银行出的据信,也可以吗?
我们的合同上面写的是要“lender”出的据信才行。mortgage 算不算lender 呢?
还要问老板要个快要失业的证明先。唉,居然还有这种证明,是不是就写俺将于2,3个月内失业就行了?

If you are looking for best rate and credit, you have to pay 25% down. The min down payment required by FNMA to aviod mortgage insurance is 20% for single family and 25% for condos. But they charge 0.25% of loan amount on each loan.

interest and principle for each monthly payment? I have this question
because people told me that most of the payments in the first few years will

新手,大体懂得原则上的流程,但是没操作经验。
credit score还行,接近800分,打算贷个40-50万之间。
一般找mortgage的deal是直接打电话或者网上联系各个bank好还是找个mortgage agent
让他帮我找,google advisory上查到一些,但多半不是本地银行呀,人家给贷么?
还有就是一般什么时候开始找,一般中间要多长时间?有些什么要注意的,比如rebate
,或者银行帮忙付closing cost是不是一开始就要谈好?
从来没买过这么大件的东西,忐忑呀。

mortgage broker 告诉我我们是no fee 的mortgage, 所以rate 会稍微高一些。
但是我们还是自己付transfer tax, title insurance, origination fee,
document fee ,乱七八糟加起来也有7000 左右,这个是不是就不能叫做no fee 了啊?
现在我们的情况就是:拿了一个高的rate (打电话问了一圈,发现真的比别家的高)
, 还自己付了7000的closing fee。这是不是被agent 忽悠了呢? 真郁闷啊。
有经验的xdjm来科普一下吧,谢谢

It is like a reversed process as you get interest from bank. The more
frequently they do a recalc., the more interest you get. So you do save more
money by paying more frequently but I do not think it will save much.

9月12号申请的mortgage,Broker说我的loan已经有conditional approval 了。但是我
查到wholesale lender的underwriting只是处理到了9月初提交的,所以怀疑broker在
骗我。 向broker要批准文件,但是他说按规定不能给,并说他们firm和lender有
correspondent 关系,所以处理的快。
请问,我可以向mortgage broker要conditional approval letter吗?

明尼苏达买的新房11月下旬close
问了好几家mortgage company,现在有一个offer,请专家评估一下
房价360k,贷款210k, 15year fixed, 3.25%(60-day lock)
closing cost:$650(origination+service) + $2300(title charge) + $2300(
prepaid items) = $5250
title company是builder指定的,所以费用固定,prepaid items(taxes, home
insurance...)也基本上是固定的,mortgage company似乎只从$650里面赚钱。但我不
知道我的理解是否正确,而且3.25%的利现在算是低的么?如果做30-day lock可能会拿
到更低的利,比如3.125%,不过是不是风险也会很大?有经验的前辈指点一下吧,谢谢!

我的买房子的mortgage是9/21日签的,当时我记得要求4个小时签文件,付appraisal的
押金,lock rate.
现在,要close了,昨天mortgage 给我发信,说这里这两个星期涨了0.25%rate. 说现
在要锁定。要不还要涨。我问他,我不是上个月就lock rate了吗?他给我回信说:
On purchases, rates are locked once the file is approved by underwriting.
However, since the bond markets have been rather erratic and rates are
showing no signs of easing, management made the exception to lock ahead of
final approval and to protect from further increases.

If you set up escrow account, you should pay 1/12 tax and home insurance to
your escrow account every month. When the tax or the insurance due, suppose
on your account has 14 month reserve per law. The lender will pay tax and
insurance when they are due. For mortgage insurance, it's different than
home insurance. Becuase your down payment is lower than 20%, you need to buy
mortgage insurance.
