理论上condo也是有地的。只不过是每家有多少分之一的整个社区的占地 instead of
100% of 你的房子下面的地。例如整个社区占地10亩,有100个单位,如果是Condo
Townhouse,老实的seller会写common lot 或0 地,但seller lists 每个单位0.1亩也
是合法的。只有明确写了 lease land 才是没地的,每个月要交lot rent。realtor 那
的资料都会写清楚的。
银行不愿意做condo不是因为地,而是liability,condo property 不光跟房主有关,
跟整个社区的人都有各种各样的关系。 |

您的builder的lender所说的“final document只有builder的lender才能拿到”应该是
指Loan document,Certificate of Occupancy以及最后的appraisal completion
report。Loan docs基本上close之前7-10天就应该可以拿到了,Certificate of
Occupancy即使是close之前一天拿到都行,给lender做一个funding review就好。
Appraisal Completion Report的话,房子close之前一星期会通utility,让appraiser
去照几张照片,第二天report就能出来。
买的新房,9/30 close escrow.
Builder的agent当然想让我选builder自己的lender,之前的pre-approval也是用

不过最坑的有一次,有个房子明明townhouse的样子,非说虽然看上去share wall,其

吗? 那么对你所说的TH只有两种情况了:一种还是condo,尽管上下都是你的。 另一
种是PUD,你有地,lot面积就比你的building占地大不了多少,即使有一点小小的yard
,你也干不了什么,有HOA盯着你呢。不能加建,也不能扩建,有时候也叫 attached
