但是他说换屋顶我的保险公司应该管，不用自己掏钱。但是我们的屋顶现在还挺好的。
我们在德州，下雪结冰很少，但是雨水很多。前两个星期烟囱附近生了霉菌(mildew)
，我想问一下这是跟屋顶有关系么？
还有是等着屋顶有漏水的时候找保险公司换好（保险的hail damage deductible是1%），
还是现在趁还没坏的时候找人换好?

choice, usually have 50 year warranty and have enough color and pattern
choice to look good for most houses. It also release heat very fast after
sun go down if you happen to live in a hot climate.
Asphalt shingle is the worst roofing material, but since it cheap, most
builder put them on their spec house. |

The two major factors related are insulation and ventilation.
If either of the two has problem, whatever you choose even the best and most
expensive tile won't help any.
As long as both of the two are correctly done, whatever you choose has
almost no difference.

I feel this could be a tricky situation. my understanding is that as long as
the roof is still functional normally, buyer usually cannot use its age as
the reason to ask seller to replace it. Having said that, anything is
subject to negotiation.So it never hurts to give it a try and raise the
issue to seller and see their response.

差一点的shingle可以撑十几年，好一些的architectural shingle可以撑30甚至40年。
你签的是P&S还是offer letter？如果是offer letter的话可以完全要求seller来承担
。如果已经签了P&S，你可以跟自己的律师讨论一下。我觉得你有理由要求seller来承
担所有费用，换roof算是比较大的问题了。 |

如果查高处的房顶的roof外面和烟囱外面是大家的惯例，我会要求
要是普遍不查，也就不强求。
第一次买房没有经验，钱已支付，希望完成一个尽量仔细的inspection，赶紧搬家省房租 |
