前几天出的车祸： 当时我在一条主路上开， 路的右前方有个小区， 一黑学生从小区
出来要左转上主路
结果他的左前侧撞到我的车的右前侧。 叫了警察， 警察来了之后记录信息时问我速度
， 我说了32
（警察要一个数字 而不是大概多少）， 因为我记得这条路是限速35。 结果问完之后
才发现前方不远
有个限速30的路牌， 但是再往前大概不到两百米又有一个限速35的路牌。 于是警察在
exchange
driver information sheet上记录了我的速度32, 对方速度写的是2。警察没有给我罚
单。两个车
都被拖走了。我当时并不确定速度是多少，但是速度绝对不高，因为刚刚下过暴雨，我
就想趁着那一会
天晴了出去一下。
昨天跟对方保险公司打了电话，对方说会派assessor跟我联系。今天早上接到对方母亲
来电，先问我有

。不到那个公司说的五分之一。如果想做自己做就行了。没必要用那个公司的报告。

标 题: County public record的lot size比卖家列的要少

在这里问大家一个问题：我们刚刚close的房子，在湾区。从始至终一直以为lot的大小
是6088 sqft，Redfin，Zillow，卖家的list和appraisal列的lot size都是6088 sqft
。可是close完之后，我们查到有的网站上这个房子在county的public record里面，
lot size是5663 sqft，少了425 sqft！agent帮我们查了下，说county public record
确实是5663 sqft。可是很奇怪的是管交税的office of county assessor网站上有
assessor's parcel map，在这个地图上这个房子lot的长宽面积和开始卖家list的是一

Reassessments
Proposition 13 also states that the property's assessed value cannot
increase more than 2 percent each year. At the beginning of each year, the
county board of assessors completes reassessments on each property.
Typically, the value will increase by the allowed 2 percent. Then you will

非民选的“领导”:
由市长直接指定的是chief of staff和deputy chief of staff，相当于办公厅主任
由民选产生的是treasurer, assessor, judge等等一系列职位。
这些职位可以算作是领导，不过和中国的“领导班子”区别还是挺大的。 |

State of New York 的 property taxable 不象其它一些州是按照买房价格和market
valve变动的，而是按照 County Assessor Amount 算的，就是不管买房子时的价格是
100万，还是50万， 政府按他们的 taxable value算。 一般这个value低于市场价很多
。20来万的房子，很多都是5万6万的 taxable value， 而且七折扣，八折扣的，中等
价位的房子一年的tax amount 也就2000，3000块的样子。
所以，不要见了rate就害怕，洋人扯蛋的方法多了去了，都是忽悠他爹而已。 |

我们这房价不贵，tri duplex十五万左右，我完全可以支付得起。不要说现在，就是我
刚来美国时，也有办法付得起，可是我就是没这个想法，只想着快点毕业。这些年我们
这中国留学生越来越多，每年都有好几百新生，很多都是直接来念本科的，消费力惊人
，如果我早点投资出租房，应该能赚不少钱了。
我性格很适合做包租婆。我大方，善于和人沟通，于钱财方面也比较细心，终日混迹学
校，如果我有一两套出租房，根本就不需要打广告，保证常年不断租。而且，我自己也
可以住其中一个房间，这些年下来不但能收好几万租金，还能省好几万租金！这一出一
进，现在房子都已经归我了。
其实，在我来美第二年的时候，我是有这么个机会的。当时，我住的apartment旁边有
一栋三层小楼出售，每天出入时都看见for sale的红牌子。有天吃完晚饭下来溜达时，
我还曾对着小楼痴痴地想，如果这小楼归我就好了，我就钉个牌匾——“北美客栈”，

Tax Parcel Number就可以网上查询当前纪录. 没有网上查询的话直接打电话给他们,报
上地址或者号码也可以查到。permit 应该是到county department of building and
safety 的网站或者local office 去查。网站上只提供近年的纪录，local office 应
该有所有的纪录。 |
