都没有做的，感觉就像是刷了刷墙漆的，钱其实都花在防水上了。而且，平时抽湿什么

厨房，除非有特殊宗教要求要搞两个。很多人把basement 出租的时候自己装了炉灶，
就踩到红线了。basement里面装bathroom是合法的。一般dob来查你，没法查你家里住
的人到底是什么关系，但是一看到basement里面有个厨房就开罚单了 |

I have a relative flat lot, but when I build my house, I hired a excavation
company to dig the basement and change the grading (slope a little bit) A
lot of dirt was digged up and pushed around to make the current landscape. (
this have nothing to do with the pond I dig up if you read my other posts
before, that was done a year later).
So, right now, I have 3 levels of basement, top level is what you call walk
out, front half is half under dirt, back half is |

existing home主要就这个额。油漆不是很贵的事情，也可以自己搞。砍价的话主要看
屋主是不是着急卖，如果他已经付清了贷款，未见得着急卖，同一个公司realtor貌似
之间都没啥友情，讨价还价一样要buyer<->buyer agent<->seller agent<->seller，
未见得快。我这里一家老头老太太卖房子跟你这个类似，房子不大，好学区，好地点，
周围没啥房子卖，list $425K，经常自己做open house，已经几个月了也不肯降价。
亮。地下室也是finished，要价比没装好的贵两~三万。对我们来说，地上两层足够用
了，值不值得为这个basement多花这几万块呢。将来好不好卖？
。是不是一笔很大开销？
,，所以要卖掉这个。这个对还价来说是有利的吗？我的realtor跟listing agent是同
一个公司的，整个计价还价的过程会不会比较快点？ |

我个人的经历而言，假如可能，
1】尽量选择有雨的时候，看看山坡流水和排水的方向。
2】直接问卖主是否有过basement阴水的经验。
3】仔细检查靠山坡一面的basement墙壁和地面，是否有水渍。
4】加入靠坡一面是新装修或者粉刷的，那么多少一定有过类似问题。
5】验房的时候，单加一项，检查排水的情况；他们有专业的工具和方法。
6】自己买房后，重新做防水和加固。 |
