line, so for cold weather area, the frozen line could be quite deep, so in
that sense, digging for deep founation without getting something out of it is
kind of waste money...
I persoanlly think that's why a lot of houses have basement.
actually frozen earth is not as bad as poor geo condition, like if you have a
house built on clay type of earth

An ugly truth is that most sump pumps are added after the fact that the
basement is found wet. If they had known it earlier, they would've done
better drainage outside.
At least give it a year to see whether you need to a sump pump after all. |

子的成交价大概是200k左右。房主好像急于脱手,估计现在从MLS上撤下来以后除了

tax省保险。现在我说要买,房主答应说可以去补办手续,但是怕我半中间不买了,让
他空花钱去办手续还多交税,要我把inspection和mortgage啥啥全弄好后才肯去办。
现在首先不知道他这手续能不能办下来,其次也在想是不是干脆不办了算了我也省点税
和保险,但是又怕以后卖房又会遇见同样的麻烦。

为此交税 但是你卖的时候 可以在listing里面注明有这么片面积 实际是livable的
但不是taxable的 算是个plus
如果报了的话 就会算进public record 就得多交税 但实际上这部分面积又不如地
上部分好 就得算个minus |

you use shotcrete, you will need to rent the equipment and put a pretty
thick layer in your basement. It should stop the water from leaking from
inside, but if the water can get in the crack from outside and it could
freeze in the winter time and causing the crack to get bigger as time goes
on.

有2-3种霉菌轻度超标。检测结果说可能是由于建房子之前木材发霉造成的,叫
sapstain mold。房子是90年左右建的。房主将会请人清除霉菌。问题是这种情况木材
里面不会发霉吧?处理完了之后这房子能要吗?

子好卖,她还解释说当孩子长大了,有了自己的想法,会希望住在basement,然后有个
walkout,差不多他就是独立了。不过有小小孩的得管住那扇门。朝向感觉还是挺重要
的,要是朝北那就终年见不到阳光了,因为walkout的另外一边通常是在地下的。暖气
费用什么的不是很清楚,如果你有zoning的可能会好一些吧。
不过我们最终买的没有walkout,不是不喜欢,是没找到。 |

commercial, industrial and special. Within residential zoning there are sub
zoning that determine what kind of house you can build, such as RS-1 is for
single family, you can not build a multi family unit, I have never heard of
zoning can determine if you can dig for a basement or not.
But I do not know the laws of the area you live, you could be right.
Anyone else here can share your local zoning laws.

这个房子到处墙漆到处颜色不一样,估计得全部重新弄过,至少有五六个房间得再弄。是不是一笔很大开销?
另外还有一个砍价的问题,屋主因为孩子上大学了,已经买了另外一个小点的房子了,,所以要卖掉这个。这个对还价来说是有利的吗?我的realtor跟listing agent是同一个公司的,整个计价还价的过程会不会比较快点?

水离口还有20cm,调整了一下pump,转了大概半小时恢复正常。
其实井里有一个watchdog/backup pump,只是setup的位置有点高,等他叫的时候水已
经很高了。
有空去把他放低一点。
建议大家finish basement时要有pump,backup pump,backup电池和报警系统。 |

地毯下面是海绵,海绵下面就是水泥,我们的contractor说可以在水泥上铺一层沥青,
这样可以防潮,再铺复合地板,比地毯干净。
有人听说过铺沥青这种方法吗?觉得怎么样?以后万一要remove, 是不是很不方便?
还有人建议说,铺dri core,这个怎么样,贵吗?
