时间内这个agent是你的专用agent，如果里面没有解除条款，你可以按3步走：1.直接
对agent商量，随便找个借口说你暂时不想卖了啥的，如果她不愿意；2.找broker，说
明你对她不满意想换agent，如果有阻力可以考虑让一步说可以换broker公司的其他
agent；3.还不行就找你地方的realtor组织compliant。都到这一步就别管脸皮了。
2.我不是律师，也没看到你的文件，不好说。不过你没找律师帮助你closing是很冒险
的，特别是对于初次卖房的人。在你对agent有怀疑的情况下更应该找律师。比如说
agent说她儿子买，给你书面offer了吗？书面offer有说明什么时间内有效吗？你是在
有效时间内书面接受offer吗？任何一个环节出错，她都可以在到了closing date时告
诉你，合同无效，而你一点办法都没有。就算offer有效，她反悔了有penalty吗？

必须铺plywood，那个东西里面全是甲醛。所以决定用好的工程木。
我们看上的这款工程木是CARB2 compliant,打电话到生产厂家要了甲醛排放的数据，是
0.016ppm,比CARB2的0.05的标准还低。而且它的top finish是用的100% American
Valspar Enviro+Plus™ stains and finishes和UV drying，号称HAPs-free，
zero VOC。
当然我也清楚只要是工程木，肯定不可能完全无污染，但是这个厂家既然能够提供这么
多环保数据，我已经很满意了。至少说明他们care，而且如果以后测试超标，可以有数
据来投诉。现在市面上很多工程木产品连CARB2都无法满足，更别提提供具体的生产流
程和排放数据了。 |

， 重复算钱； 收部分材料费是她的信用卡付的，可是给不出信用卡账单，显示是她付
的不是装修师傅付的。
具体情况如下， 都是事实：
我在异地，卖东湾的房，根据版上的推荐， 先是找了一个声誉好的经纪，人家生意好
，我的地方也远，而且也不是M级别的房子，所以推荐给我这个W姓经纪。推荐说也是很
多年的卖房经验。
我看她是北大毕业，美国PHD， 也有些年纪了，80年代就出来，感觉不会太离谱。 最
后选了她。
她给我建议：先装修，然后再卖比较好。 由于我在其他州， 她说，她帮我找
CONTRACTOR。
推荐两个CONTRACTOR， 一个是越南裔，一个是华裔。都给了报价，她推荐这个华裔的

点严重的为了保险起见都被俺打发到ER去了。

老美很多的情况是全职妈妈带/管。跟老人带不一样。而且通常的老美妈妈，在小区社
交能力也很牛逼，跟中国居委会大妈，我看也差不多。。。
我观察的 Daycare Center，老师都 train 过。大部分老师知道怎么应付想爸爸
妈妈的娃，会帮助娃渡过那段时间。不过如果是被 spoiled 娃，老师也比较难。。
。如果运气不好，碰到被其他的父母 compliant 的情况（通常是弄伤其他小孩的
情况），可能会有点不好办。。。 |

这个孩子忘在屋子里，后来窒息死亡。
