之后,我们用同样的contract 给他们延期了三个月。期间由于HVAC的问题,房顶leak
了一点,不是很严重,请人来修花了175美金。根据我们的contract:

repairing and maintaining the property including but not limited to the
yard trees and shrubs, unless otherwise required by Texas Property Code.

八月份的时候, landlord告诉我 说他没有时间, 结果让我去商店里买了一个stove,
然后从下和月的月租里面把买stove的钱扣下来, 我还事前在我去买之前通知了他。
好接下来的差不多一个月内'相安无事,直到下个月我交房租的时候,他火了,说这个
stove怎么这么多钱!应该400多的东西竟然话掉
接下来他联合他老婆要我第一,我stove退掉, '第二, 要我一个月之内搬出去, 并
且给我发了notice。
我发信去和他们negotiate, 结果他提出的条件简直太让人难以接受了,第一要我负担
整个stove一半的费用,包括delivery,installation, 并且要我的rent 6%, 并且
要我从今以后支付所有的utility的一半, 不然的话就在十月底拉我去法庭!
我一听,脑子都转不动了, 这些俄国老毛子也太欺负人了( 声明一下,没有种族歧视
的意思)。
大家出出主意吧。 |

我们搬离了住了4年多的一个apartment,landlord给我们寄了退deposit的check,但是
我们没有收到,因为中间有些情况,过了很久才找他们说明了情况,希望他们从新给我
们issue check,结果他们说要付25美元的费用,我们就解释说我们一直没有收到check
,根本没办法clear,不是我们的责任,所以不能付这个钱,他们就一直说什么合同上
写了的,我们让他们找到哪里写的,他们又不能提供证据,一来二去了几个回合,后来
居然给我们写信,This is last time we inform you....,还把last给highlight了。
看了之后很生气,这是什么态度呀,我们就也回了,这也是我们最后一次通知你们,要
是不给check,我们就去bbb file complaint,之后他们就同意不收费用了。
结果去取check的时候,一进门,他们就刁难,说之前是我老公联系的,我去不行,不
能给,我就给我老公打电话,他马上又说,算了让你取走吧,你签个字,但是我看到支

几块钱的利息有什么好争的?问题是他们有义务跟我解释清楚,而不是那么拽,都不屑

他们的态度,从我一开始踏进office的门开始就很不友好,很恶劣了,我都没机会让她

sit带interest一起归还的。否则,会有罚金。不知道是不是其它州也这样。
我觉得lz虽然稍微计较了一点,但不能说她做错了什么。有些美国landlord确实比较看

看这句“landlord给我们寄了退deposit的check,但是我们没有收到,因为中间有些情
况,过了很久才找他们说明了情况”
很含糊地就带过去了,很可能你回国搬家什么的完全没通知房东,总之很可能就是楼主
自己的错。人家寄了支票给你,你没拿到,看起来就完全是你自己的责任,按道理就是
应该要收重新开支票的手续费的。
然后$250块钱活期的利息,你自己照着这几年几乎是0的利率算算能有多少钱,房东估
计根本就没有算错。你自己算过吗?还是想当然以为会有10多块的利息?小额的存款利
息每年大概在0.1%以下,你以为四五年能有1块钱?笑话。
最后看看你自己的态度,连自己的描述里都显得蛮横无理,难怪被人哄出去。 |

终结算一次,把利息寄给你,附带利息税表,还要扣掉landlord的管理费。我那时候
4000块deposit, 每年也就几块钱利息,扣了管理费,一共没有三五块钱,还得给这个钱
报税,都懒的去存了 |

lease已经签了一个多月了,8、9月份的房租都已经通过两张支票给了realtor,8月的
是7月底给的,9月的是8月底给的,账户里有足够的钱。但是这两张支票一直没有被
deposit。
这房子刚搬进去有些地方需要修的,realtor说他会搞定,但一直没有动静。

基本上对房客的保护比对房东的保护多,虽然每个州的法律有所不同,但基本上房东能
charge的还是有限的,虽然NY的法律没有明确多长时间房东可以向房客要损失的钱(大
部分从deposit中扣),但实际操作上有个合理的范围,一般21天到45天,超过了
那么多的时间,要有充足的理由。另外房东也不是什么都可以算到房客的身上,
Ordinary Wear and Tear 就是房东的责任,不能放到房客的身上,你看看这里https:

好几天,但时间精力有限,官司缠身啦。我感觉我已折腾的差不多了。
我们上次应该是厅下调解,对方带着lawer,我们是自己上阵,书记官记录双方供词,
没正式hearing,一周后从court寄来账单:sangle damage $2900,其他what rate$240不
记得,totle:$3500,如有不服,有10天上诉机会。
在双方提供照片的情况下,i surprised that对方 lawer 拿了一些我们还没搬出去的
照片, show 孩子衣服挂在厕所到客厅的储藏门上,房东告我们在家洗衣服,湿衣服淋
湿地板,房东换掉地板,账单被我们付。sangle damage $2900。其他近¥8000被书记

求不能不同性别的人单独居住,夫妻除外,但包括母子,或父女这种关系。即使按照他
的合同规定,你有事先通知房东的义务,或者多交钱的义务,他都没有权利因此把
deposite全部扣除。一般美国法律不支持punishment,unjust enrichment处罚这种行
为。记得加州法律是说deposite放在Landlord那边退还的时候是要还给tenant
interest的,具体数额忘记了,他再这么扣下去你按利息算。不过我不是很清楚CA的法
