to have a dog offleash.
Even if assuming your city has a leash law, your case is still very
unpredictable. The key issue is whether your landlord has breached the
contract with you by not enforcing the city's leash law, or the apartment's
ground rules (if it's written in it). You, or even a lawyer, probably won't
be able to find much on this issue.

I'd happily forgo the deposit, which is very little, but they wouldn't be so
silly, they will sue me for the remaining rent of 8 months, if I allow them
to try to re-rent for the ridiculous price of 200$+original price and it
never rents out.

最近『星岛日报』新闻上,有位三藩市华人房东因租霸长期欠租,而被迫银主盘。在银
行清盘的过程中,发现这些导致他破产的租客仍然住在他的楼房里,激愤难当!他与这
些租客发生骂战,并升级到肢体冲突。事后,租霸恶人先告状,报警把房东送进了牢房
。可怜的房东,因为不懂租务法律,白白失去了心爱的房子,一生的积蓄也化为虚有,
还失去了做人的尊严。
这样的故事天天发生,华人业主的租务纠纷,让许多人倾家荡产。甜美的美国梦,有可
能一下子就掉进官非的深渊。这样的故事罄竹难书,令人心酸。三藩市的租务法律为何
到了这种不公平的地步?这要从其租务条例的简史说起。
(一)背景
三藩市是弹丸之地,面积7英里x7英里(121平方公里),人口约80万。人口密度与香港
大致一样(约6200人/平方公里),面积只是香港的十分之一,却没有多少民用的高楼

迫人交押金
如果房东不能出示证据自己的损失是多少,可以从押金里扣掉,就要在30天内退钱,否
则房客就可以要求三倍的赔偿,做房东真是被法律歧视啊
而且法院的判决永远都是先退押金,房东再另开一案要求补偿自己的损失

但是在合法的前提下,你确实既能向银行证明自己有出租房收入(如果你已经有几套出
租房了),又不用向IRS交很多税。关键就是出租房可以depreciation。The property
can be devalued at a steady rate for a prescribed period of time, which, as
of 2011, is 27½ years for residences and 39 years for commercial
properties.IRS官方承认你的出租房(自住房不行)按27年半的使用寿命折旧。10万的
出住房一年折旧3千多,如果你出租房的净cash flow一年不到3千多,就可以报亏损,
冲抵W-2收入,降低全家的保税总收入。所以说你可以合法的每月有两百net cash flow
,房子还升值,保税还可以报亏损。

间,厨房太脏。然后把木地板翻新(磨掉一层再打蜡),厨房卫生间地板翻新(非瓷砖
非木地板,类似于地板纸?)。告诉我他总共花了2000多,所以把我们的1400$押金全
扣。
非常气愤,幸好搬进去搬出来的时候留有地板照片。然后就气愤的先给他写了第一封
