在网上找了一个sublet的合同样本,里面有这么一条:
Breach of Original Lease
The Tenant warrants that the landlord will have no cause of action against
the Subtenant because of the behavior of the Tenant. If at any time, the

此人渣房东,不让中国人COOK,不让中国人用OIL, 不让TENANT做她的椅子,不让中
国人带朋友来家里,房间里面的东西让她挪出去她说她怎么DECORATE她的房子是她的自
由。她把她儿子的所谓的DRESSER放在TENANT屋子里面,然后TENANT用熨斗时候不小心
在上面留下了一些烫痕,她索要800刀子。她说这是一个套的3个PIECES里面的一件,其
实就一些痕迹,根本不到REPLACE的地步,而且我查了一下网上IKEA的DRESSER撑死了也
就300刀。
而且她坚持所有TENANT 的RENT 一律用CASH, 她的原因是说CHECK会BOUNCE 什么的,
但其实都是借口,就是想逃税,不知道IRS可以 查她不?

The owner should withhold the security deposit and use the deposit to pay
any repair/cleaning work.
The tenant has the obligation to clean the property and if not the deposit
should be used.
Driving 2 month over 3K miles is a little bit high, but still reasonable.
The owner doesn't limit the mileage the tenant can drive. It is the owner's
fault.
But the tenant should not forget to close the back window, it is the tenant'

2正常,写进去,3看自己,用过一次很失望,修理还得靠自己,只要钱出到了,自有修
理工到家,美国人一般不满天要价。4和tax没关,这不用做。5这个关系他们的保险,
house保险你自己出,里面有一些对住的人和物的cover,我们没去掉,rental保险关
rental的人和物,其实是他们自己的事。6美国人credit好的买房,租房的一般都是贷
不来钱的,所以工资单更重要。
最可怕的是第一,狗,关键是味,将来你要化大钱去味。不然影响你将来的卖价。这个

近期发现做bus上班太危险,被抢过被偷过,所以像换个地方住。可是跟房东签了一年
的合同,现在才四个月。之前与房东沟通过,房东说只要找到下一家就可以搬出去。所

eviction之前,需要给一个月的notice吗,法院说要, 但是大概看了一下NJ law,好
像不需要,不知道到底应该怎样,

前几天的事,警察怀疑tenant藏毒,砸门进去搜查。结果什么也没有搜到,还是把
tenant带到警局问话,tenant第二天放出来了。
屋里损失严重,修一下得好几千。警察有search warrant(搜查证)。但是进去的方式
实在太暴力了。鉴于什么有没有找到,我是否可以向他们索赔呢?

True, SFH上不了规模.
上规模, have to buy apartment building. I think.
We are doing ok renting our houses. About half of my tenants take care of
repairing themselves. Some time we ask tenants to help us to rent out houses
with small pay.
All the rental houses owner I know go to court to deal with tenant issues.
And We never go to court to fight tenant. I am not sure it is because we
have good ways to do the business or just have good luck.

起草了给房东的信,大家看看有什么出入?
Dear XX,
Based on the Illinois Law, a landlord may not keep any part of a security
deposit unless he or she has, within 30 days from the date the tenant
vacates a property, delivered a itemized statement of damages containing
estimated or actual costs to tenant. If such a letter is not delivered
within 30 days, the landlord must return the entire security deposit to the

你不要亲自去,象前面的人说的,用certified mail去要receipt。大家都知道,
certified mail就是用来准备以后上法庭打官司的。你要做个姿态,让他们知道你不会
轻易让他们得逞的。
如果你是学生,可以利用学校的free legal consultant,他们会告诉你该怎么做,甚
至帮你发律师信,但不会为你出庭。但吓吓他们也足够了。
如果你不是学生,有些网站提供免费咨询,可以去那问问。你可以google tenant
forum。看看这两个网站怎么样:

Because section 8 tenants are not regular tenants. Government need to
inspect your house every year if you rent to the section 8 people. The house
your agent selling now belongs to tenants occupation. Your agent just wanna
make sure you are aware of this situation and OK with that. And you will
not get surprise at last min.
Some people may not like section 8 tenants and it might take longer time to

昨天发现地毯上有孤立的一小块湿的地方,当时想了半天都没想到是什么原因,还以为
是什么时候不小心洒了水。今天早上发现有水从墙上滋出来才知道是Water heater 水
管裂了,喷出来的水线把墙给穿了个洞(虽说我们这个property是80年代建的,这墙也
太松糕了)。看来水漏了一两天了,把楼下的屋顶都淹了(好在楼下现在没人住,是空
房)。也正是因为没人住,所以也没人知道。
来修的plumer说一般如果lease里规定renter必须负责室内的损失或者规定住户要买

第一次当房东,明天要签第一分合同。看了合同书 (从买房子agent那里拿的),有一
些问题请教大家。我们房子在IL 房租1500块一个月。
1. 如果晚交房租,每天罚多少钱?
2. 支票跳票,罚多少?
3. 房子里多住一个人,要多交多少钱?
4. 房子里不允许宠物(猫,狗啥的)和吸烟。发现了罚多少?
5. 修东西。一个service call tenant先付前面多少钱 然后我们来付?原话是

term or until a landlord finds a new tenant. The tenant is responsible for

All housing rental standard lease has terms on who to take care of
landscaping, most likely it is the tenant's responsibility for a single
family house. And the ignorance of the tenant for not letting landlord know
problems of sprinkler for several months can directly contribute to the
death of the tree. Try convince the judge the tree dies for other reasons
while clearly there was an ignorance problem on the tenant's side.

there is no incentive for them to short the rent because the city cover most
of the rents for them. first of all, you need to talk to your tenant and

A lease expires automatically at the end of the lease term.271 The tenant is
expected either to renew the lease before it expires (with the landlord's
agreement) or to move out. A lease usually doesn't require a tenant to give
the landlord any advance written notice when the lease is about to expire.
However, the tenant should read the lease to see if it has any provisions
covering what happens at the end of the lease.

仅限San francisco 市,而且必须是1979年以前的老房。
我也是sub-tenant,租给我房子的master tenant 住这10年了,1800 sqft 的房子,每
月一共房租$1500.
房东老太老来问她什么时候搬走,可是也没办法解除合同。
十年以前这个master tenant 是被原房东已condo conversion 的名义解除lease的,房
东把整个building改成condo 卖了,这种是要付很多relocation fee 的。
被convert 成condo 那个出租房 这个master tenant以$150/month的价格住了25 年!

异地. 自己管理! We are hardworking people.
The house inside looks nicer than when we were in the house.
Since the system has been setup.
Tenants pay rent to my bank account.
We hire handyman remotely to repair.
The house has over $5k repair cost this year.
The ceo owned a house in LA, and the house was foreclosed couple years ago.
We typically rented out a house in less one month after tenant moved out.
Most of the time, new tenant moved in right after old tenant moved out. 0
day gap!
