本周五Nov 18的closing date.
上周四,告诉我们,5/1ARM已经approved了,正在等待 “underwriting department
to sign off on one outstanding condition before we can order your loan
documents and send them to the Title Company.”
昨天我们给他发信查状态,一直不回信。
今天收到信说:
“I have a full loan approval however the investor that we submitted this
approval with is not accepting the residency documentation that we have for
you. The only investor that will accept what we have for you is Wells Fargo
. The highest rate they have is 3.125% however it would cost an
additional 1.875%% in an origination fee to lock at the rate.”
这样一来,我们又要交一笔origination费用,加上原来预计给他们的,挺多了。
这个事情,让我们非常不爽。是哪里出问题了?不是已经approved了吗?怎么现在又要
换Investor。
巧的是,我们以前还正好跟wellsfargo的agent联系过,讨论过直接在那里用line of
credit贷款,他们的closing cost 很低。
本来不想折腾了。但是现在觉得这个lender有问题。不行的话,我们还想换掉他。
由于我们是新手,有不想错怪好人,所以有问题请教大家。
(1)这个lender 遇到的所谓的情况,正常吗? 如果我们继续这样跟着他,岂不要交
两笔费用,一份给他,一份给wellsfargo。
(2)本来的closing date是Nov18, 现在还可以退后1-2周吗?
(3)现在换lender可行吗?
请大家给一些建议。谢谢。

sounds like bullshit...
sounds like what you are dealing with is just a broker, not a lending
company.
sounds like you should contact wells fargo yourself. let your broker go to
hell...

1) find out what's wrong with your document? see if it makes sense.
2) closing date 可以和seller negotiate.
3) 简单的方法就是再找一个lender/broker/agent,based on 你的条件,拿一个rate,
然后去告诉现在的broker,如果你不做,我另找人。

you don't have enough time to change lender and if you do, you most likely
will lose your financing contingency protection depending on your state law.
ask your broker questions about this and try to find solution to solve it.

residency documentation具体是指什么呀?
Line of credit,要看有没有prepayment penalty,是不是还要收啥服务费之类的。
Anyway,rate 还是很重要的。

遇到这种情况不要慌,首先你的closing date是可以和seller商议的, 延长几天是可
以理解的
其次每个lender和agent的能力是不一样的, 如果不行, 找另一家就好了
agent可以给你一些rebate,即使利率高点, 还可以四个月后refi, 如果没有rebate,
换人就好了

lender 刚跟我说,是因为 residence的原因。
我是不是residence,从开始就知道了吧?他们说现在的guidence 变化快。
哪能那么巧。
另外,这个房子是从relocation company那里买的,可能不能延期closing date了。
难道现在他们想要多少,我都得给?!
